IHG Hotels & Resorts (IHG) and Alphanam Group have announced plans for The Residences at InterContinental Sapa Resort, marking the debut of InterContinental branded residences in northwest Vietnam.
The development will be located in the Muong Hoa Valley in Sapa, Lao Cai Province. It will form part of the 83-hectare Alphora Muong Hoa International Resort Complex, which is being developed by Alphanam Group.
The project will combine branded residences with access to the services and facilities of the future InterContinental Sapa Resort. According to the companies, the development will incorporate contemporary design alongside elements reflecting the local destination.
79 Branded Villas Planned for Sapa
The Residences at InterContinental Sapa Resort will comprise 79 branded villas.
Homeowners will have access to hotel facilities and services, including dining, wellness, concierge and hospitality experiences.
The residences have been designed by a team of consultants that includes DP Architects, Avalon, SCSY and P Landscape. The companies said the villas have been planned around the natural topography of the Muong Hoa Valley.
Each villa will be individually designed to maximise views of the surrounding landscape. At the same time, the design is intended to respect the area’s cultural and environmental heritage.
Upon completion, the project is expected to become the highest-altitude InterContinental branded residential villa development within the global InterContinental Hotels & Resorts portfolio.
IHG and Alphanam Extend Existing Partnership
Bryan Chan, Vice President, Development, South East Asia & Korea, IHG Hotels & Resorts, said:
“We are delighted to work with Alphanam on the launch of The Residences at InterContinental Sapa Resort, as a welcome extension of the successful hotel partnership that we already have under InterContinental and Holiday Inn Resort. This landmark development brings together the global strength and legacy of the InterContinental brand with the distinctive character and natural beauty of Muong Hoa Valley, creating an exceptional branded residential offering in one of Vietnam’s most remarkable destinations.
“As Vietnam continues to grow its position as one of the world’s leading branded residences markets, this project reflects the increasing demand for high-quality branded living experiences and our long-term confidence in the country’s hospitality and residential sectors.”
The new residences extend an existing partnership between IHG and Alphanam covering InterContinental and Holiday Inn Resort projects.
Project Designed With Sustainability Standards in Mind
Ms. Nguyen Ngoc My, Vice Chairwoman of Alphanam Group, said the development approach takes into account the area’s heritage and environmental characteristics.
“Developing a project on a heritage land requires the highest level of respect and discipline. We carefully nurture every inch of the land, plant and cultivate every new seedling, and approach every stage of development with thorough research, measurement, and rigorous consideration.
“For the InterContinental component, comprising the hotel and branded residences, we have chosen architects from the UK and Switzerland – not only leading names in the hospitality sector, but also professionals with a deep understanding of mountain climates, including humidity and cold weather, and, more importantly, a profound understanding of what guests expect when they come to Sapa.
“With our experience in real estate development and construction, we have invested carefully from the design stage to ensure that the project meets EDGE standards – an internationally recognised green building certification system focused on energy efficiency, water conservation, and carbon reduction. In doing so, the project is not only designed to deliver a modern and elevated living experience, but also to meet the highest standards of operations and guest experience, while being optimised as a sustainable product.”

According to Alphanam Group, sustainability considerations have been incorporated from the design stage.
IHG Expands Branded Residences Portfolio
The Sapa project adds to IHG’s luxury and lifestyle presence in Vietnam and forms part of the company’s broader branded residences strategy.
IHG currently has 35 branded residential projects open or in the sales phase with owners or developers across 19 countries. The company also has additional opportunities in its pipeline.
Meanwhile, signings in 2026 to date for future branded residences developments have included The Regent Ho Tram in Vietnam.
The Residences at InterContinental Sapa Resort will therefore add another branded residential development to IHG’s regional pipeline, while extending its partnership with Alphanam Group into the residential segment.
