
Mandarin Oriental has marked the groundbreaking of Mandarin Oriental, Miami and The Residences at Mandarin Oriental, Miami on Brickell Key, a major step in the development of the new hotel and residential project.
The ceremonial event brought together executives from Mandarin Oriental, Swire Properties, project partners and invited guests. The development is planned as a two-tower destination combining hotel rooms, private residences and hospitality-led amenities.
The project continues Mandarin Oriental’s longstanding connection with Miami and its partnership with Swire Properties on Brickell Key. Architecture firm KPF is responsible for the design of the two towers.

Global Mandarin Oriental talent featured at groundbreaking
Mandarin Oriental brought together culinary and hospitality talent from several properties for the groundbreaking event.
The food and beverage programme included Pizza Omakase-inspired creations from Mandarin Oriental, Tokyo; Mediterranean flavours from Mandarin Oriental, Costa Navarino; signature desserts from Mandarin Oriental, Bangkok; and cocktails featuring talent from Mandarin Oriental, Shenzhen and Mandarin Oriental, Vienna.
The event comes as sales at The Residences at Mandarin Oriental, Miami have surpassed $1.7 billion, according to Swire Properties.
The figure includes record-setting transactions and pricing, the developer said. The sales performance reflects demand for the residential project and the broader model of hospitality-led residences associated with the Mandarin Oriental brand.

Two towers planned for Brickell Key
Mandarin Oriental and Swire Properties plan to build the project on Island Drive on Brickell Key.
Developed by Swire Properties, the project will comprise two towers. The 66-storey South Tower will contain 228 private residences designed by Tristan Auer.
The 33-storey North Tower will include 70 private residences designed by AD-100 designer Laura Gonzalez, 28 turnkey Hotel Collection residences and 121 hotel guest rooms.
Residents will have access to a range of resort-style amenities with Mandarin Oriental service.
Completion is anticipated for 2030.
Mandarin Oriental expands residential portfolio
The Miami project is part of Mandarin Oriental’s wider expansion across hotels, residences and mixed-use developments.
Mandarin Oriental, Mallorca and Mandarin Oriental, Vienna are scheduled to open in 2026, followed by Rome and Cortina in 2027.
The Group currently has 16 Mandarin Oriental Residences in operation and a pipeline of 20 new residences scheduled to open by 2031. Announced projects include developments in Kanai, Riviera Maya, Grand Cayman, Puerto Rico and West Palm Beach.
The Miami development adds to that residential portfolio while extending Mandarin Oriental’s presence in Brickell Key.
