SC Asset Corporation and Rosewood Hotel Group have announced Rosewood Residences Bangkok, a branded residential development comprising 85 private homes overlooking Lumphini Park.

SC Asset will develop the project with Tokyo Tatemono Thailand, a Thai subsidiary of Japanese developer Tokyo Tatemono Co., Ltd. Rosewood Hotel Group will contribute its residential hospitality expertise.

The announcement comes as Bangkok attracts international investment and interest in luxury residential properties. C9 Hotelworks values Thailand’s branded residences market at 205.3 billion baht (US$6.4 billion). The figure comes from its Asia Branded Residences Market Review 2026.

Branded residences combine private homeownership with services and experiences associated with hotel brands. The sector has become an increasingly prominent part of the luxury real estate market in Thailand, according to the source cited by the developers.

Rosewood’s First Residential Development in Southeast Asia

Rosewood Residences Bangkok marks Rosewood Hotel Group’s first residential development in Southeast Asia. The project will expand the group’s residential portfolio into Bangkok’s luxury property market.

Sonia Cheng, Chief Executive Officer of Rosewood Hotel Group, said the development reflects the group’s plans to expand its residential offering across urban and resort destinations.

“The introduction of Rosewood’s first residential development in Southeast Asia reaffirms our commitment to delivering unparalleled luxury and bespoke living experiences in both urban and resort destinations globally,”

“Bangkok’s cultural richness, international outlook and enduring appeal make it a compelling setting for this new expression of Rosewood living. In partnership with SC Asset, we are creating a private branded residence defined by thoughtful design, intuitive service, and a genuine cultural connection to the city – an address intended to be valued for generations to come.”

85 Residences Across 37 Floors

Located on Rama 4 Road, the development will overlook Lumphini Park, one of Bangkok’s major green spaces.

The project will comprise 85 private residences across 37 floors. Rosewood will provide residential services through a dedicated team, with an emphasis on privacy and personalised assistance.

Homeowners will also join Rosewood’s global residential community. According to the announcement, they will have access to personalised services and curated experiences across the brand’s international collection of hotels and resorts.

SC Asset and Tokyo Tatemono Thailand Partnership

The development brings together SC Asset’s experience in Thailand’s ultra-luxury residential market, Tokyo Tatemono Group’s real estate expertise and Rosewood’s residential hospitality operations.

Tokyo Tatemono Group has a 130-year history in Japanese real estate development, according to SC Asset. Its Thai subsidiary, Tokyo Tatemono Thailand, is a strategic partner in the project.

For SC Asset, the development forms part of its strategy to create residential properties that combine long-term value with international design and service standards.

SC Asset said the partnership would draw on the Japanese group’s development heritage and its own understanding of Bangkok’s residential market.

“This landmark acquisition marks an important new chapter for SC Asset and reinforces our position as a leader in Thailand’s ultra-luxury residential market. Overlooking Lumphini Park, it reflects our ambition to create globally significant residences that elevate Bangkok’s property landscape. Our strategic partnership with Tokyo Tatemono Thailand combines Tokyo Tatemono Group’s 130-year heritage in Japanese real estate development with SC Asset’s local market expertise. Together with Rosewood, we are creating a defining residential address grounded in exceptional quality, craftsmanship and a strong sense of place. As Bangkok welcomes an increasingly global community, expectations of luxury living are evolving. This project responds to that evolution with a deep understanding of how people want to live today with privacy, international standards and a genuine connection to the city. Above all, it is a residence thoughtfully designed around the lives of its residents and built to endure for generations.”

The announcement positions Rosewood Residences Bangkok as a long-term residential development aimed at internationally minded buyers seeking private homes with access to hotel-style services.
